Confined Space Entry, Cleaning, and Maintenance for Commercial Sites

Confined space work is one of the highest-risk activities on any commercial site, and it is one of the most commonly subcontracted. KMG carries out access and maintenance work in confined spaces including tanks, voids, and enclosed structures requiring specialist entry procedures and equipment. The work is done by our own directly employed, access-trained crews, under our own ISO 45001:2018 certified safety system, with the same documentation and accountability you get on every other job we do.

What Counts as a Confined Space

What Counts as a Confined Space

A confined space is any enclosed or partially enclosed structure that is not designed for people to occupy, has restricted entry or exit, and may contain a hazardous atmosphere. On commercial and industrial sites that covers a great deal more than most people expect: water tanks and reservoirs, roof voids and ceiling cavities, ducting and ventilation runs, pits, sumps, drainage chambers, service risers, and plant rooms with limited access.

The risk is rarely the cleaning itself. It is the atmosphere, the access, and what happens if something goes wrong while someone is inside. That is why confined space work needs to be planned as an entry operation first and a cleaning or maintenance job second.

Planned Entry, Not Improvised Access

Planned Entry, Not Improvised Access

Every confined space job KMG undertakes is planned before anyone goes near the opening. The space is identified and assessed, a safe work method statement is prepared for that specific entry, the atmosphere is tested and monitored, and a toolbox meeting is held on site before work begins. Access and retrieval equipment is set up before entry, and someone remains at the opening for the duration of the work.

All of this is documented in real time through our cloud-based HSE app, so the record of what was assessed, what was monitored, and who was on site exists before you ever need it. For Facility Managers, that is the difference between a contractor who can describe their process and one who can evidence it.

One Access Team for Height and Confined Space Work

One Access Team for Height and Confined Space Work

KMG's confined space capability sits with the same in-house team that delivers our rope access and abseiling work. They are trained in working at height, in restricted access, and in the rescue and retrieval side of both, and they are directly employed by us rather than brought in for the job.

For a Facility Manager, that means a building's difficult access work — the facade, the roof, the risers, the tanks, the voids — can be handled under one contractor, one safety system, and one point of accountability, rather than split across specialists who each need their own induction, insurance check, and compliance review.

Confined spaces KMG works in:

Tanks and Reservoirs

Water tanks, storage tanks, and reservoirs requiring internal cleaning, inspection, or maintenance, where entry, atmospheric monitoring, and retrieval have to be planned before any work starts.

Roof Voids and Ceiling Cavities

Enclosed roof spaces and ceiling cavities with restricted access, where dust, debris, and contamination build up out of sight and standard access equipment cannot be used.

Ducting and Ventilation Systems

Internal cleaning of ducting and ventilation runs where the work has to be carried out from inside the system, with the atmosphere monitored throughout.

Pits, Sumps, and Drainage Chambers

Below-ground pits, sumps, and drainage chambers on commercial and industrial sites, cleared and cleaned under a planned entry procedure with equipment set up before anyone descends.

Plant Rooms and Service Risers

Plant rooms, service risers, and equipment spaces with limited entry and exit, where the combination of restricted access and live services calls for a documented approach.

Enclosed Structures and Voids

Other enclosed or partially enclosed structures not designed for occupancy, assessed case by case with the entry method and equipment selected to suit the space.

Direct Employment - The Difference That Protects You

Every KMG staff member who arrives at your building is directly employed by us, not sourced through a subcontractor or labour hire agency. We operate with 50+ staff nationwide, all trained to our internal standards and managed through our job management system. For Facility Managers, this means the same people return visit after visit, retaining your site knowledge and protocols without you having to re-brief anyone. Our compliance documentation, SWMS, toolbox meetings, and incident reporting are all managed in real time through our cloud-based HSE app, so you have full visibility whenever you need it.

Safety and Compliance That Holds Up to Scrutiny

KMG holds ISO 45001:2018 certification for occupational health and safety, a standard that many exterior cleaning companies in New Zealand cannot demonstrate. We are Site Wise Gold certified, the highest certification level available through Site Safe, and pre-qualified through both Impac Prequal and CM3. For Facility Managers who manage contractor approval processes, KMG arrives already vetted. No chasing documents. No compliance gaps.

Frequently Asked Questions

A confined space is an enclosed or partially enclosed structure that is not intended for people to occupy, has restricted means of entry and exit, and may contain a hazardous atmosphere. On commercial sites that includes tanks, roof voids, ducting, pits, sumps, drainage chambers, service risers, and many plant rooms. If you are unsure whether a space on your site is classed as confined, KMG can assess it as part of a site visit.

No. Confined space work is carried out by KMG's own directly employed, access-trained crews — the same team that delivers our rope access and abseiling work. You know who is on your site, what they are trained to do, and whose safety system they are working under.

A safe work method statement prepared for that specific entry, the record of the on-site toolbox meeting, and the compliance documentation captured through our cloud-based HSE app. All of it is available on request, and it is recorded as the job happens rather than written up afterwards.

Usually, yes. The work is contained within the space itself, so the main coordination points are access, exclusion around the opening, and any services that need to be isolated. KMG coordinates scheduling around your operations and can work outside business hours where the location or the isolation required makes that the better option.

Yes, and it usually should be. Because KMG's rope access and confined space capability sits with the same in-house team, a building's difficult access work can be scoped and scheduled together — facade, roof, gutters, risers, tanks, and voids — under one contractor and one compliance framework.
